This covers apartments — including penthouses, duplexes and studios — from registered Dubai Land Department transactions. Villa and townhouse data (Garden Homes, Signature Villas) is not published at this level of detail, so villas are not covered here and the tool will not produce a number for them.
The figures include both completed and off-plan sales: the source does not expose the registration type, so the two cannot be separated. For Palm Jumeirah and Dubai Hills this is almost entirely completed stock; in Dubai South it is mostly off-plan.

How I work
I take a property on an exclusive mandate only
This is not about my fee. It is about your property having one person accountable for it — the way a lawyer runs one case, not twenty at once.

I take the calls, not you
I answer everyone — every real person reaches you. The call takes five minutes and establishes three things: how they are paying and whether the mortgage is approved, what timeline they are working to, and what they have already viewed. After that I know whether this is a buyer or an agent without one. You step in at the viewing, not on the twentieth call of the day.

The property has one price
When a property sits with five agencies, it appears on the market at five different prices with five different descriptions. A buyer reads that one way only: the seller is desperate. From that point the negotiation goes one direction. An exclusive closes that gap.

The property is worth investing in
Photography, preparation, working a buyer list, talking to owners in the same building — that is time and money. Nobody spends it on a property someone else may sell tomorrow. An exclusive is what makes that work possible.

One person to hold accountable
If the property is not selling, you know exactly who to ask and who owes you an explanation. On an open listing nobody is responsible — every agent points at the others.
The Palm villa went in six hours not by luck. Every call landed in one place, the property was ready, and the buyer was already on my list. That does not happen on an open listing.

Your property is worth more than you were told
If the price came from someone who needs the deal closed quickly, that was not a valuation of your property. That was their deadline.

Calculated from closed transactions in your district over recent months, not from what is sitting in listings. The gap between asking and closing price is what you need to know before going to market. The valuation is free and commits you to nothing.

Preparing the property
What to do before the shoot and what never to do. Layout, light, documents, service charges cleared. In my experience a property that reaches the market unprepared takes its worst offers in the first two weeks — the weeks when attention is highest.

Defending the price
I negotiate, you do not. A first offer below asking is a test, not the buyer’s limit. Coming down becomes a calculated decision rather than a reaction to pressure.

Buyer channel
Buyers come to a broker, not to a listing. I hold a list of people already looking at your district, alongside the portals and my Property Finder profile. I show the property in person — I do not hand keys to anyone.
