Abu Dhabi

Dubai is where my work is proven. Abu Dhabi is where the region is going next, and it is close enough that the two markets are now a single decision for most buyers. The important thing to understand before you look is that Abu Dhabi is not Dubai with different weather — it is a different registry, a different regulator and, on one of these three islands, a different legal jurisdiction entirely. The island is the emirate's museum quarter — the Louvre Abu Dhabi opened here in 2017, with further national institutions under construction.

What that buys an owner is scarcity of a kind Dubai does not sell: a low-density island whose character is set by public institutions rather than by the next tower.

Yas Island

A designated investment zone, on the same freehold basis as Saadiyat.

Yas Marina Circuit has hosted the Abu Dhabi Grand Prix since 2009, and the island carries the emirate's largest concentration of theme parks and arenas.

For an owner that means a rental market with a seasonal spine: demand here is shaped by an events calendar, which is a different thing to underwrite than a district of offices.

A different registry
Al Reem Island

Al Reem Island sits inside the jurisdiction of Abu Dhabi Global Market. Property here registers with the ADGM Registration Authority, not with ADREC — a different registry, a different process, and a different set of documents.

This is the single most common thing a buyer is not told before signing, and it is the reason a Dubai-only broker can get an Al Reem transaction badly wrong.

The island is high-density residential and commercial, adjoining the financial district — the closest thing in Abu Dhabi to a central apartment market.
